Steps to a successful outcome

Land Promotion Agreement (‘LPA’)

We enter into an LPA with the landowner to utilise our resources to gain a planning permission that maximises value. We then take the site with the benefit of planning permission to the open market, inviting unconditional bids via a formal tendering process.

Assessing the opportunity

We appoint a hand-picked consultant team that are ‘best-in-class’ who will work with us to secure planning permission on the site. We work swiftly to carry out baseline survey work, that identifies constraints and opportunities that will inform the masterplan’s evolution.

Local Stakeholder Consultation

We deliberately go to great lengths in this area, as nothing is worse than communities feeling that development is imposed on them without justification. We prioritise public consultation, meeting with Parish or Town Councils and the Ward Member to explain the rationale for the proposal and to understand local needs. Where possible, we address these needs within our proposals, creating lasting community benefits that can help reduce objections and support the planning process.

Lone Star are specialists at obtaining planning permissions. We cover all sectors and can successfully navigate the complexities of the planning system. We will prepare and agree a planning strategy with the landowner. This is constantly reviewed, amended, and agreed as we go through the process. We execute the strategy with the very best skill available and ensure continued communication throughout.

Exit Strategy

Lone Star will add value to the landowner’s advisory team when it comes to effecting a clean land sale. Having years of experience on the development side, we are ‘poachers turned gamekeepers’, who will sit alongside the landowner throughout to ensure that the value is maximised in a timeous way and that a clean land sale is achieved.
