Commercial Pre Application

The site comprises of a series of agricultural fields, which together have a broad triangular shape and are bound by the B4477 Brize Norton Road to the north west, Witney Road to the south and an area of woodland to the east. The masterplan for the site will demonstrate how a mixed employment / business development can successfully come forward, whilst delivering important transport improvements and significant green infrastructure.

The current West Oxfordshire Local Plan (adopted September 2018) recognises the need for employment growth, beyond what it identifies as being available. It concludes (paragraph 6.20) that “there is a need to consider additional provision to provide sufficient flexibility.” i.e. future sites for employment development are required across the District. The Site is located within Brize Norton’s designated Neighbourhood Plan area, on which a dedicated steering group is progressing a Neighbourhood Plan on behalf of the Parish Council.
